Pacific Ice Rink Opens on Two Month Schedule

It was long rumored that a Topgolf facility was planned for the existing Hardee’s Iceplex in Chesterfield, Missouri; however, the exact timing of the project was somewhat of an unknown. Earlier this year as those plans were finalized, the Chesterfield Hockey Association (CHA) quickly found themselves without a home for their approximately 500 youth hockey members ranging in ages 4 to 18. The Hardee’s Iceplex, the association’s previous home, closed its doors in March 2017.

Now under an incredibly restricted time-frame, the association needed to act fast in order to obtain a rink for the 2017/18 hockey season. Fortunately, “The Field”, an indoor soccer sports center in Pacific, Missouri became available around the time the association needed to relocate.

Tom Kaiman, owner of Mia Rose Holdings, a local commercial real estate development company, volunteered to help the hockey association. Kaiman assembled a plan to redevelop the indoor soccer sports center and collaborated with the Chesterfield Hockey Association to purchase the facility.

Modifying the existing soccer facility into a functioning ice rink would be challenging; doing it within a few months would be nearly impossible. Kaiman and CHA knew they had to act fast and put a solid team in place to help them achieve their goal.

The assembled team included Mia Rose Holdings to provide the real estate development services, design oversight, scope development, and construction management. MW Weber Architects was brought in to complete the architectural design of the proposed ice rink. G&W Engineering performed initial services during the due diligence phase by performing a Property Condition Assessment (PCA) to evaluate the existing condition of the facility and building systems. G&W Engineering also provided the mechanical, electrical, and plumbing system design for the facility. Everything Ice was brought in as the ice consultant and contractor for the ice related systems and The Harlan Company was retained as the general contractor for the project.

The design team collaborated and quickly produced a bid package for the work. The aggressive 2-month construction schedule was set and everyone knew there was no room for delays. The Pacific Ice Rink was converted into a highly efficient ice rink in an incredible amount of time. The Chesterfield Hockey Association was able to open the rink’s doors on September 25, 2017 for club use.

The conversion of this 23,000-square foot facility could not have been accomplished without a dedicated team of professionals committed to a common vision. Chesterfield Hockey Association and their board of directors deserves much praise for acting fast and assembling the team responsible for delivering new ice for the local youth hockey program.
